Pre-Sale Building Inspections: Show Buyers Exactly What They're Buying

Selling a property means dealing with problems before a buyer ever finds them. A pre-sale inspection from Inspect East puts every defect, repair and deferred fix in writing — so you can price with confidence and sell on your terms.

Why Sellers Choose Us

Know What Your Buyer Will Find — Before They Find It

Every seller wants the same two things: a fast sale and the best possible price. The problem is, every home — no matter how well kept — has a few things the owner has never quite gotten around to fixing. A cracked tile here, a damp patch there, a stair rail that's been loose since the kids moved out. Left for a buyer's own inspector to find, these become leverage against you at the worst possible time. Found and priced in first, they're just part of the deal.

If you're on the other side of the transaction, our pre-purchase building inspection page covers what we check for buyers instead.

Price With Confidence

Factor likely repair costs into your asking price before you advertise, instead of discovering them mid-negotiation and losing ground.

Sell Faster

Give buyers the answers upfront and cut out the wait while they organise, and act on, their own building inspection.

Build Buyer Trust

An upfront, independent report shows you have nothing to hide — giving buyers the confidence to make a quicker, firmer offer.

No Stone Left Unturned

What a Pre-Sale Inspection Covers

We inspect your property the same way we would for a buyer — thoroughly, and without cutting corners — so nothing surfaces later that could unravel your sale.

Roof & Guttering

We get up on the roof to check tiles, flashings, guttering and downpipes for damage or wear that could point to leaks.

Moisture & Damp

Walls, ceilings and wet areas are checked for rising damp, leaks and waterproofing failures — the first thing a buyer's inspector looks for.

Structural Movement

We assess footings, walls and framing for cracking or movement, and explain plainly what's cosmetic versus what needs attention.

Electrical & Plumbing

A visual check of switchboards, wiring access and plumbing fixtures flags any obvious safety or compliance concerns.

Sub-Floor & Roof Cavity

We get into the sub-floor and roof cavity to check for conducive conditions, ventilation issues and signs of pest activity.

Deferred Maintenance

Every loose rail, cracked tile and old patch-up job gets logged and photographed, so you can decide what's worth fixing before listing.

FAQ

Common questions about pre-sale inspections.

Can’t see your question? Call us on (03) 8657 0007.

What is a pre-sale building inspection? +
A pre-sale inspection is the same thorough, AS 4349.1-compliant assessment we'd carry out for a buyer — except you, the vendor, commission it before the property goes to market. It identifies defects and deferred maintenance so you know exactly what buyers, and their inspectors, will find.
How is this different from a pre-purchase inspection? +
The inspection itself covers the same ground. The difference is timing and control — you commission it, you see the findings first, and you decide how to use them, rather than finding out for the first time when a buyer's own inspector reports back.
Will a pre-sale report put buyers off? +
Usually the opposite. Buyers are naturally wary of sellers who seem to be hiding something. A transparent, independent report tends to build trust and speed up decisions rather than slow them down.
How long does it take to get my report? +
Every Inspect East report, pre-sale included, is delivered within 24 hours of the inspection — so you can list with full information already in hand.
Do I have to show the report to every buyer? +
No — it's your report, and it's entirely your call how and when you share it. Some vendors provide it upfront to speed up negotiations; others hold it in reserve for a serious buyer. We're happy to talk through what suits your sale.
Can you combine this with a pest inspection? +
Yes. If your property has timber elements or conditions worth checking, we can pair your pre-sale building inspection with a pest and termite inspection in the same visit.
